01 Why it matters

A house can look perfect and still be hiding expensive news.

An inspection isn't a pass/fail test. It's a clear read of the systems and surfaces that will shape your first years in the home.

Bright, finished living room inside a Central Florida home
Looks can hide a lot. The expensive stuff is rarely the obvious stuff.
01

Facts over feelings.

Every finding is photographed and written in plain language, with context on why it matters to the property.

02

Priority over panic.

You'll know what's urgent, what's routine, and what can wait — so you can decide with a clear head.

03

Your side of the table.

I don't sell repairs, list homes, or work for the seller. The report is built for the person who hired me.

A good report doesn't just list problems. It tells you what to do next.

03 The Walneu Standard

The license is the floor.
The report is the work.

Authority isn't a badge on a website. It's what you can verify, what you can read, and who answers when you call.

01

License in plain sight.

Florida DBPR Home Inspector HI19155, certified under Chapter 468. The certificate is published, not buried.

03

Findings, not fear.

Photos, severity, and plain-English context. You'll know what to fix, what to watch, and what to ask.

04

Direct access.

Questions after the report? You get the inspector, not a call center.

On the roof. Not just in the office.

Walneu Da Silva Rodrigues is a Florida-licensed home inspector based in Windermere and serving Greater Orlando. His work is built around a simple idea: you should understand the property before you commit to it.

That means showing up, walking the systems, documenting what's there, and explaining it without the drama or the sales pitch.

“My job isn't to scare you. It's to show you what's actually there.”

09 Questions

The things buyers ask.

Straight answers before you book. If yours isn't here, call or send a note.

Ask a question
What does a home inspection cover?

A standard inspection is a visual, non-invasive review of the accessible systems and components of the home: structure, roof and attic, exterior and site, HVAC, plumbing, electrical, interior, appliances, and life-safety items. The goal is to document condition and identify conditions that may need further evaluation.

Can I attend the inspection?

Absolutely. Many buyers walk through with me and ask questions as we go. If your schedule doesn't allow it, that's fine too — I'll call you at the end to walk through what I found, and the report will document everything.

How long does it take?

Most homes take 2–4 hours, depending on size, age, and complexity. Larger properties, older homes, and homes with multiple systems can take longer. I don't rush an inspection to fit a schedule.

When will I receive the report?

Usually within 24 hours of the inspection. The report is photo-documented and organized by priority, with clear notes on what needs attention now, what should be monitored, and what is routine maintenance.

Do you inspect new construction?

Yes. Pre-drywall and final walkthrough inspections are available for new builds. A second set of eyes before the walls close — and again before you close — can catch items that the punch list misses.

Are you licensed?

Yes. I hold Florida DBPR Home Inspector license HI19155 and am certified under Chapter 468, Florida Statutes. The license is active through July 31, 2028. You can view the official certificate on this page and verify the record at MyFloridaLicense.com.

Do you offer mold, radon, termite, or pool inspections?

Those are specialty services outside a standard home inspection. When they're warranted by what I see, I'll point you to licensed providers who can assess them properly.

Do you work for real estate agents?

I work for the person who hires me. I don't sell repairs or real estate, and I don't soften findings to keep a transaction moving. Agents are welcome to ask questions — but the report belongs to my client.

What areas do you serve?

Orlando and Greater Central Florida, including Winter Park, Windermere, Lake Nona, Dr. Phillips, Celebration, Kissimmee, Altamonte Springs, Maitland, Apopka, Clermont, Winter Garden, Oviedo, and St. Cloud. If you're not sure, send the address.
